A "1031 Exchange" is a method by which an Exchangor (investor) can dispose of their investment property and use all their equity to acquire a replacement property while deferring any capital gains tax which the IRS would have required Exchangor to pay.

In essence, the Exchangor could leverage all their equity into the replacement property.
